You don’t have to live in a small town to have a sex offender. I lived in a big housing subdivision for about 35 years. Right before we moved we found out one lived a few houses down. We live in a pretty big middle size city.

In a city it’s definitely hard to avoid sex offenders entirely. People who live in zip codes with 0 are definitely in the top 1-5% income earners (since most sex offenders likely don’t have jobs paying that well unless they’re crashing on a well off family members couch). I live in an above average income area and I still have 2-3 within a 5 mile radius, but I did check there are none in my neighborhood specifically.

Is that a real thing? I never knew that about zip codes... I always thought they just went in chronological order according to when the area was established. How does it actually work?

I’m not sure what you mean, maybe I poorly worded myself. Everywhere has a zip code. Some zip codes are rich, some are poor. You can look up demographics of every zip code. Usually ones with high income have little to no sex offenders. Poorer zip codes have a lot of them which I assume is because they can’t get jobs that pay well so they live in cheaper areas. Like Aaryn has a ton of sex offenders in walking distance of her house because her zip code is poor. A quick demographic look up shows that in her zip code 25% live in poverty, and it has a ratio of 110 to 1 for sex offenders. Mine for example has 5% poverty and a ratio of 480 to 1 for sex offenders. (Numbers slightly changed to keep her and my location private)

So, I was looking at google maps - looking at their ranchette - well the area mostly. Im a native Texan and know nothing about the Austin area.

It cannot be stressed enough that this move is completely contrary to the image she portrays to the world via social media. It truly is quite shocking. Which is the real Arian?

- The town itself is a dump. Low income area for sure. It reminds me of far West Tx. The pictures of the home listing and her pictures make it seem soooo beautiful because of the trees. But in reality, the area is ugly. [I grew up in Texas, now I am in Colorado - it is just ugly to me lol].

- So they bought land, huh? LOL if you go to the Zillow listing, the map shows the lot lines. It is a very very wonky lot. Plus, the extra acreage they bought is really nothing to write home about. It is dirt - for farming - as in crops and a bit of vegetation for cows. Maybe they will grow some cotton. lol And it backs up to an interstate. lol On Google maps, you can see the roofs of their home and guesthouse via street view on the interstate. lol

- Have yall seen how freaked she gets about noises in her previous house? Thinking they may be supernatural/paranormal. Good Lord - being out there, it is only going to get worse w/ the sounds of nature and a highway in their backyard, animals...and who knows what. lol

- I do not think Arian is aware that her her closest neighbors (just a short walk thru the trees) live in trailers. I am actually laughing about that. While I would not care - that is so not something she would normally be OK with based on her bouji lifestyle. L O L

- Next, as most know, the schools are crap (rating wise). They are also very diverse. Which is usually a good thing. But not for a racist. No way she lets her kids go to the local schools. There is no private schools or good rated schools w/in a 30 min radius. Whatshe gonna do? Homeschool? L M A O No way could she do that unless hiring a private teacher to drive allllllllllllllllllllllll that way out there and paying the going teaching rate in the area. Going to drive up to an hour to take her kids to good school? Maybe.

- Being so far off from anyone, and alone w/ the kids a lot - I wonder if she did a sex offender search. I did. Small town, many offenders. Hope she is current on her gun training. (As a mom, I actually pay a lot of attention to this - wherever I have lived).

- Do racists know how to speak Spanish? She better learn if she doesn't already. Just sayn'

Pretty soon (if not already happening) - reality is going to smack her right in the face hard.
I would not be surprised if she, sooner than later, ends up back in CO with her kids visiting mom for a quite long time.

SUCH good points. When we bought a house the two things we looked for were school ratings & sex offender locations. There is 1 sex offender in our entire city & the schools district is 9/10. I just did a sex offender search for her city & they are EVERYWHERE. 4 or 5 are within walking distance. Something isn’t right here. Aside from the house being a shit show, what had to happen to convince her to move there? Why would Nick want his wife & 3 daughters to be in this shit hole town with sex offenders & bad schools?? Wow.

Yeah, I wondered that too... why would he move them all out there knowing he isn’t there 90% of the time, and knowing she is already afraid to be alone living in the city how is she going to handle being alone out there!!?? I guess that’s what the assistant is for. Hope she knows how to shoot.

No shit Chloe, the point was that there are 4-5 for example in close proximity of her. Most people, me included wouldn’t expect that living in a small town. I think that was the point. Anyway, not sure why you even read here you literally disagree with everyone.

Omg lol! I totally misread your sentence. When you said “zip codes with 0”, I took that literally as in does the zip code have the number 0 in it.

I did some research for VA loans. This is from the got VA website

VA does not limit how much you can borrow from your lender to finance a home. Effective January 1, 2020, there are no county loan limits for Veterans with full VA home loan entitlement.

If he had a previous VA loan, he needs to have paid it off in full to get "full entitlement."

So they didn't have to only get a $510,000 VA backed loan since they bought in January. That might have been a reason it took so long to close too....waiting until 2020. They paid cash and got a $700,000 mortgage so who knows what they actually paid for the property.

I really can’t wrap my head around why they bought this money pit of a house. I’m browsing Zillow in the Austin area and there are gorgeous houses listed for less than $700k and still lots of acres. One in particular is listed for 649k, 4 bedrooms, the pictures of it are beautiful - like way nicer than what they bought, and it’s on 24 acres.

Like did they buy the first house that they found?? I’m really dumbfounded by their decision

That's what I've been confused about this entire time! The defenders keep coming in with "well, the land is great! Who wants to stick their arm out the window and be able to wipe their neighbors ass for them?!" And it's like noooooooo that's not what the majority of us are confused about! Our house is a new build and when we moved in it was all painted a builders grade crap white paint. As cheap as you can get. When the painters came, they had so many flaws to touch up before even painting. The painter said the walls weren’t evenly done. Either way maybe she should actually leave this one to a professional because white or off white or whatever mystical name she calls it it’s white and the flaws in her dump house will be more obvious than they already are.

I feel that she is very stressed out right now over this purchase. Trying to make this house a nice home along with taking care of three kids and doing her other projects. She probably ready to crack. Nick is off to work all day and I'm sure the nearest store or Starbucks is miles away. This is alot.

I live in CO - Everyone has cams (Ring at least) and not because of security.
Those cams dont help when you are out playing in a remote area. Unless she plans on never letting her girls play outside.

She is a public figure - by choice. She made it super easy by giving out all the info to find it.
If she wanted privacy, she would shut down her InstaScam and just be with her family.
Do you wag your finger at those looking up the homes of other celebrities? A listed or not? In Hollywood - you can buy maps that show you were celebs live. She provided as close to a map as possible.

All of the constant spending and trips for the last couple years
INSTEAD of saving; this is what you get. The sad part is other than the house, they both have learned absolutely nothing and will continue to spend and already have.

This is all they could get people. Sellers do not have to sell you their house. They want a sale that won’t fall through. Their paperwork probably was listed as risky or came in too low every time they put offers in. Also seeing that he already has two big loans I myself would not have done business with them either. Too risky. Sounds like a sellers market in parts of Austin where it’s nicer.

They were better off getting a nice starter home with 3-4 bedrooms, one they could afford in a thriving school district, and spend at least seven years there. Meanwhile the budget would consist of no vacations and itemized list of how much they are allowed to spend per month divided by topics. Food, gas, all the bills... The big category being savings.

Maybe after saving and being happy you’re in a safe neighborhood with great schools, and you have a good relationship with the bank and proven yourselves..you revisit your options.
They want everything now so this is why they’re stuck from their own doing. I do not feel sorry for them. They planned a Disney trip before buying this. Come on, you’re broke because you want to be!
