Usually ones with high income have little to no sex offenders. Poorer zip codes have a lot of them which I assume is because they can’t get jobs that pay well so they live in cheaper areas. Like Aaryn has a ton of sex offenders in walking distance of her house because her zip code is poor. A quick demographic look up shows that in her zip code 25% live in poverty, and it has a ratio of 110 to 1 for sex offenders. In a city it’s definitely hard to avoid sex offenders entirely. I did some research for VA loans. This is from the got VA website
VA does not limit how much you can borrow from your lender to finance a home. Effective January 1, 2020, there are no county loan limits for Veterans with full VA home loan entitlement.
If he had a previous VA loan, he needs to have paid it off in full to get "full entitlement."
So they didn't have to only get a $510,000 VA backed loan since they bought in January. That might have been a reason it took so long to close too....waiting until 2020. They paid cash and got a $700,000 mortgage so who knows what they actually paid for the property.

I really can’t wrap my head around why they bought this money pit of a house. I’m browsing Zillow in the Austin area and there are gorgeous houses listed for less than $700k and still lots of acres. One in particular is listed for 649k, 4 bedrooms, the pictures of it are beautiful - like way nicer than what they bought, and it’s on 24 acres.
Like did they buy the first house that they found?? I’m really dumbfounded by their decision

I don't like the tv hung over that tall narrow dresser. Am I wrong or does it look weird? Does she not want to have any fun at all with decor and step outside the box? It literally looks like every other house she's lived in the way she is decorating.

That's what I've been confused about this entire time! The defenders keep coming in with "well, the land is great! Our house is a new build and when we moved in it was all painted a builders grade crap white paint. As cheap as you can get. When the painters came, they had so many flaws to touch up before even painting. The painter said the walls weren’t evenly done. Either way maybe she should actually leave this one to a professional because white or off white or whatever mystical name she calls it it’s white and the flaws in her dump house will be more obvious than they already are.

I feel that she is very stressed out right now over this purchase. Trying to make this house a nice home along with taking care of three kids and doing her other projects. She probably ready to crack. Nick is off to work all day and I'm sure the nearest store or Starbucks is miles away. This is alot.

INSTEAD of saving; this is what you get. The sad part is other than the house, they both have learned absolutely nothing and will continue to spend and already have.
This is all they could get people. Sellers do not have to sell you their house. They want a sale that won’t fall through. Their paperwork probably was listed as risky or came in too low every time they put offers in. Also seeing that he already has two big loans I myself would not have done business with them either. Too risky. Sounds like a sellers market in parts of Austin where it’s nicer.
They were better off getting a nice starter home with 3-4 bedrooms, one they could afford in a thriving school district, and spend at least seven years there. Meanwhile the budget would consist of no vacations and itemized list of how much they are allowed to spend per month divided by topics. Food, gas, all the bills... The big category being savings.
Maybe after saving and being happy you’re in a safe neighborhood with great schools, and you have a good relationship with the bank and proven yourselves..you revisit your options.
They want everything now so this is why they’re stuck from their own doing. I do not feel sorry for them. They planned a Disney trip before buying this. Come on, you’re broke because you want to be!
