It's listed as 5 beds, 4 baths. They must be really small rooms. If he paid $200K and is asking $460K, that would be quite a profit considering so much of it was free or discounted. Guess we'll see if they get that much.

The amount of work Joel subbed out, cut into profits. Painters, electricians, plumbers, HVAC technicians and other installers didn’t do their work for a reduced rate or free.

He didn’t have choice but to contract out to so many trades. There were so many lake days, RV trips and family reunions that had to be taken care of first.

I know nothing about the area that the meth house is in, but it doesn’t look too flash, so $460k seems kind of steep, especially as when I look at what you can get for less or not much more money. I’m surprised they didn’t feature the dangerous proximity of the window well to the sliding door. Bound to impress family buyers.

Why are there no mirrors in the master bathroom? Perhaps she couldn’t decide whether to match them with the gold of the light fixtures, or the brass of the tapware.

I forgot the mistake he made with the window well. He could have painted the house. I don't think he isn't licensed in any trades. I looked to see if Joel is listed as having a General Contractor license in Utah, and he didn't show up when searched. Would he need to obtain a General Contractor license to flip this house? So many things are going to hurt their sale:

The house is over priced. Many houses in the area are much nicer (brick) and cost less, or the same.
The house is in an industrial area. The schools in the area received 5/10 and 6/10 ratings....not good.
The house boasts 5 bedrooms, but most of them have windows that look out onto window wells (I think that is what they are called...I call them butt ugly)
The house has vinyl flooring...and they are waterproof...like that makes it better!
The kitchen island is too big (with sharp corners) and sitting too close in the living room.
The house is UGLY!!
The master bathroom and closet is huge, but the rest of the house is quite small. The bathroom is tacky looking, and what is up with that pepto bismal pink ottoman in the pic?
They are selling the house for $252,000 more than they bought it for, and the house is still an outdated looking ranch in a poor area, across from a school.

Apparently she took a bath in it. Someone asked her on instagram why there are 2 shower heads in the master bath and she said she and Joel like to shower together. Apparently she thinks everyone is as crazy as they are. Lucky if one person fits in that little shower.

I wish Bonnie would stop calling the tapware gold. They are bronze. They are even described as “champagne bronze”.

The pictures on Instagram just highlight how awful and cheap the floors are.

Bon Bon thinks she is 'hot stuff'. What she really is is a pushy, over 30 "has been" who thinks she looks like a 20yr old, but actually looks like a worn out hooker with her full over caked make up and inch long clumpy eyelashes.

And I was right. Everyone in the comments is gushing over how beautiful it is, how talented a "designer" she is, and how "obsessed" they are. I really hate that term. "Obsessed" doesn't mean that you like something a lot. It means that it occupies your thoughts to such an extent that you can't think of anything else, can't do anything. Yet people use it every day in their stupid self-obsessed (and I do mean self _obsessed_) posts about inanities, and use it interchangeably with "I really like this". I know I'm probably preaching to the choir, but these people are practically illiterate and others look up to them! What's even better is when they say "I'm literally obsessed". Makes me stabby.
How can Olivia do anything in that bedroom with that horrible loud wallpaper? Looks like it would keep her awake!

It’s not just the “quarts” countertops though. The entire description is littered with grammatical errors. Random use of capital letters. Commas and full stops added in by Lincoln apparently. “New paint”, rather than “newly painted “ I’ve never seen a listing like it. And no one, literally no one picked up any of these mistakes?

If I was a potential buyer, the listing alone would make me scroll past. If the owner couldn’t be bothered with making sure the listing is error free, I would think they didn’t bother with the quality of the workmanship either.

It list Ellie and Jared as owners too, but I think it could be a mistake since the parcel and zoning view list Bonnie and Joel only? The county list the market value at a 130K. It appears they could have purchased this land last October and it was listed last May for 295K. Could this be part of Bonnie's stress is large purchases going along with Joel's shaky flip business while seeing decreasing income from Bollie and YouTube. I can only image how much money was going out with the meth house hiring subs and purchasing materials during the past year.
I am a bit surprised at this land purchase since it is a good percentage is ag land, but I don't know how zoning laws impacts ag land. However, the area they bought land is closer to their 52 acre investment so perhaps Joel sees potential doing more ATV activities on that land and it is close to a nice state park? For Bonnie I see the win-win with being closer to shopping, but Urber Eats and Door Dash still might not deliver if they are outside a town or city? I also would assume they would have ensured fast Internet service was available.

12.81 acres? That can't be in Logan, can it? Guess they have to have the biggest house in the Griffith family. This should be interesting.

No, they are not in Logan. Utah is one of the most transparent/easiest states to look up who owns a property. It will be interested to see if they need to sell their present home. In a podcast years ago with E+J, Joel wanted to keep the Logan home for their kids someday after they built a new home. At that time, they could have probably afforded to do this, but I question if they could today?

Is anyone else confused as to why they've put appliances like a fridge and washing machine and dryer in? Is that common in the US? In Australia there's no appliances other than stove/oven/dishwasher, but that's also because they're more "permanent".
Also it really doesn't make sense to me as to why they would splurge on things that don't matter like "expensive" doors, lighting fixtures and a free standing bath, but then put a freestanding stove and oven in? It looks SO cheap. Definitely should have put the stove into the bench top and put a wall oven in instead. Smh, they really don't understand that people want higher quality things like floors and kitchens and not a light.
