Y'all, Kendal's house shown in today's video she made an offer on seems like a good medium. Obvious downsize, yet didn't have to give up the newness of the interior. I think she's making a good decision..the appreciation on her old house was insane. I'm skeptical she'll get 1.5 though..the interest rates went up and lots of homes in her area are rotting on the market that are that expensive. Even if she gets something like 1.3, though, that's still 585k. FL's market is crazy.

She listed her house (11441 Manatee Bay Lane in Wellington for y’all who don’t know it) for $1.5M which tbh doesn’t shock me considering how ballistic Florida’s market has gotten in the last couple of years...due to higher interest rn I’m not sure she’ll get it but if she does it’ll leave her $785,000 in profits, shiyyyttt!!!
She mentioned in today’s video she’s putting an offer and touring a new home which looks pretty nice as well with a better pool tbh. Don’t worry yall i did the digging for you

I’m going to go on an Evie rant again though…. So Brinley and Kapri want their own rooms and there is space for that but no- because they want a guest room so they can’t and they need to share. The guest room would naturally go downstairs with its own bathroom but evie decides she wants that room so guests will now be next door to the kids!? That makes no sense and just show how evie rules that house and everything revolves around what she wants.

When they moved into their current house she was to share a bathroom with the boys and then brin and Kap share one but now evie has the bathroom to herself.

Also… if they traded in daniels car to get evie a car that’s crazy - what kind of message does that send to their kids? Evie is more important. And he’s of course she is already ruining it, like she doesn’t look after her bedroom or bathroom or anything else

Will they actually get that? The market is less competitive than it was even a month ago because the Fed is raising interest rates. But I guess it doesn't hurt to try and just wait for dump truck of money to come barreling up to the door.

They are going to owe 20% in capital gains plus real estate agent and closing costs. If they are able to rent the house as a vacation property they'd pay taxes at the same rate as their income, but they could deduct maintenance, insurance, taxes, improvements, etc. Unless they really do get a dump truck of money and some kind of crazy bidding war, it might be better to take the $200k (if that's real) from the snowbirds.

Also selling their house kinda puts them in the funny position of hoping that Biden and Powell are right about inflation being due to excess money circulation and not supply woes. The Riches are going to have to vote blue or go broke. Hahaha.

The new house is nice. I know it’s smaller but I prefer it to their current Wellington home. I wonder if they’ll buy pool furniture for this pool

Seems like a lot of money considering all the houses around them are worth less. I saw it on Zillow I think…showed estimates of the value of all houses in their neighborhood….theirs being highest.

The new house listing now says there is a pending offer. If it’s the Rich’s offer I am sure it is contingent on selling the current house.

Whoever did the photos for the Wellington house did a great job! Looks great and light and bright. It's funny how fast they were able to get listing photos done and have their house up..since they have no stuff/furniture. LOL.

Looking through the possible new home, I'm shocked they were able to find one so renovated at that price. (Sad, I know, but FL has gotten ridiculous.) I guess since it's a lot smaller. Personally I'm not a fan of the front, it's all aluminum garage doors. Inside is nice, though! If I were the girls I'd be pissed about the bedrooms. 2 (pretty soon) teen girls aren't going to want to share a shoebox room. It's honestly funny since it reminds me a lot of their current home. It's basically their own house just a lot smaller. Kendal's bathroom is basically her current one again, as is the pool/patio taking up the entire backyard. Kendal seems very stressed/unsure about her decision and it was evident in today's video as she was talking in the car about "leaving it to the lord." I know the downgrade is just killing her. Boynton beach isn't as nice as Wellington, either. Definitely moved there for cheer...they're obsessed!! Her closest precious Whole Foods is still Wellington.

Y'all bring up great points. With closing costs and capital gains they won't make quite THAT much. I think it'll sit on the market at 1.5 million. Interest rates are too high. Being remodeled, I can see 1.3, though.

Yup- that’s what I was saying- she’ll make a pretty penny just off the sale but taxes and fees will eat into that. Not to mention if they have a HELOC on the house. They will make a profit, just not that high.

No way their house will sell for that much. Absolutely not. Looking at other listings in Wellington, there are some just as nice and big for under 1 million. And the ones that are in the 1.4 million range are much nicer than the riches house. Who let them list it that high, that’s insane.

I totally agree with your rant. I would let Brinley and Kapri have the bedroom downstairs and share the downstairs bathroom to minimize the traffic in the upstairs bathroom. If they make the downstairs the guest bedroom (as it seems intended to be) - then truthfully, it will be very difficult to have all 5 kids share the upstairs bathroom. While this is a first world problem, this bedroom/bathroom situation is going to cause daily wars amongst this particular family (esp. with 3 self-centered teenage girls and two enabling parents).
