Interest rates are high compared to where they've been over the last decade. Plus even a small increase translates to hundreds of thousands of dollars over the lifetime of a $1.5M mortgage. And the Fed has been talking about raising interest rates to where they were at during the 90's when Greenspan was chair. That sort of talk doesn't bode well if you are looking at an adjustable rate mortgage. People are also going to be sour about it because they see inflation being due to supply chain disruptions, war in Eastern Europe, obtuse elitist policies and corporate gouging. Raising interest rates does nothing to solve these issues. It's only going to reduce consumer spending and further contract the economy.
Personally, I 'd be especially wary of buying a house like Kendal's right now because it looks like a giant energy suck. We're being told to expect blackouts and brownouts more frequently and that the cost of natural gas is going up. I'd rather face that in a well insulated 50's ranch or a craftsman bungalow than a high ceiling open concept McMansion even if I had to build accessory dwellings on the property to accommodate my family's need for additional space. I'd also be wary of the crime rate in Florida.
I'm not sure if the house has an animal smell. If it has a decent HVAC, the air should be filtered. If anything, the house probably smells like hormone disrupting bath products.
As for the cookies, we already knew that their palates were warped. No one is going to confuse them for foodies.
