Hi, I read all the time but I think this is my first post. I just had to see if anyone else had picked up on a couple of things Cullen has said recently.

First in the It Made Her Cry vlog he said something about growing the family tree...more to come on that later. (5:50)

Then today in the House Tour vlog he was talking about expanding the family tree and future baby clothes storage. Then says hint hint. (20:45)

Maybe Katie is pregnant. Could be nothing, but it just stood out to me and I don't think I saw anyone comment about this yet.

Anyway, I have enjoyed watching them for a long time and have a little boy just a few weeks younger than Brooks. Im excited to see what they do with the new house. It's not my style at all but I live in the south and have seen lots of similar houses. Definitely think it has potential and will be a good fit for them.

I think everyone got extremely confused about the square footage. It's 2,627 living space plus a 2,500 square foot basement. Making it over 5,176 sq feet total. It's weird because it seems bigger than that. I think they definitely overpaid for only 2,627 of livable space?! I hope they finish the basement though because it would be really nice.

There is no way that house has only 2,627 sq feet of living space! This is the size of my house and C&K's house is twice the size of mine! Unfinished basements are not counted in living space.

I know everyone has different preferences and expectations when it comes to homes, but for me personally I agree with everything you wrote above. The interior is very dated and those cabinets look especially rough. The built-ins all look old and dingy. I think they could hold off on the floors for now, but it is nice to have the means to re-stain hardwood floors before you move in because it's such a nightmare to do it after all of your stuff is there. It looks like a typical 80s/90s McMansion built to imitate a grander, older home. Except it's far from timeless on the inside and looks like there's a lot of cheap, builder's grade stuff that hasn't been updated since the 90s. The phrase "they don't build them like they used to" is meant to refer to homes that were built much earlier than 1989. To me it looks like it's trying to be a stately home, but it's not authentic. I just don't see comparable properties in that neighborhood that support the $640,000 price tag.
Actually a lot of quick build communities lately are built quick and cheap. My BIL and his wife bought a house built in 2014 brand new. They have to replace the whole roof after a hail storm that was nickle sized hail, and didn't even dent the car. Their AC has to be replaced this summer since the duct work was not the correct footage or whatever for the AC unit size. They've had a bunch of pipes leak already. As well as a huge crack in the wall in their living room. Where we live there are no basements. It seems to be a huge theme in their development. The house we live in was built in 2011. While better than their house it's still got issues. And prior to this home we lived in one built in 1987. That was better built than this home. It didn't have an open concept flow at all, which is why a lot say they aren't built great. But the bones of that house were way better than the bones of my BIL's home built 3 years ago.

I know they could buy land themselves and have an architect draw up their dream house, but that's not always for everyone. Katie even said in the vlog today that they may not have survived a build. Heck my friend did a whole home remodel a couple years ago, they rented while renovating the home, and a lot of it was pick out from Home Depot type stuff for cupboards and such. But her and her husband almost got divorced over that. Because there was a lot more decisions than which color floor do you like or do you like this fixture or that one? Which a lot of that stuff had to be decided in with a day if not a couple hours to order the supplies to get the job done.

Personally after seeing today's vlog I like the house better than the pictures. I honestly didn't think it was to bad in the pictures. Is there updating to do? Yes of course. I don't think, aside from a new build, I've ever seen some one move into a home and not do some updating regardless if it was sold "updated." I agree with whoever said I'd look for a white wooden bench to go with that built in table in the kitchen instead of stools. I'd maybe look for a couple white wooden stools that slid under the island lip, but no the little table. Aside from the gold fixtures and outdated appliances, the kitchen looks nice in my opinion. I kind of like the black tile in the bathroom. I think getting rid of the wallpaper and switching out the fixtures would help with that.

Maybe the price doesn't make me question a lot being I know what a house in my area and former area would look like in that price range. Where I moved from recently my friend's house that had MANY issue that were major and needed to be addressed cost them over $250K when they bought it in 2011. If they sold it as is today it would sell for $400K. This house needs a whole new HVAC system (two central ACs and two furnaces), new plumbing because they are draining their washer into the sump pump hole instead of a sewer drain, a new roof, walls fixed with holes in them, carpeting replaced through the whole house, all 3 bathrooms need to be redone and the plumbing needs to be looked at for them.

Had a quick look through comments and I can't see that anyone has mentioned that C&K's new house is about 4 doors down from K&J's on the same street. Uhuh! Which puts into context Jay playing a trick on MG and the comment from Katie that they weren't going to look at this house. Still a lot more expensive that K&J's house which they didn't buy that long ago .. but also a lot bigger than K&J's

Where does that 75 acre lot come from? Makes no sense to me. Does it include the golf course? There's no way they have 75 acres.
Zillow says it has a 2500 SF basement, and then it says it has a "floor space" of 5275 SF. I don't know if it's that big, but it certainly seems bigger than 2600 SF! So, I don't know what they're thinking. I mean, the house we built was 2300, and it was 4 normal size bedrooms and 2.5 baths with a study and an open floor plan, with the kitchen, dining and living rooms all open to each other. Only bringing my place up for comparison's sake.
I don't get that 75 acres at all.

Nice catch, I completely missed that, especially in the house tour he's trying so hard not to smile or look too excited while saying, "this is a big turning point in our lives" lol. It's the exact same look he had when he found out Brooks' gender but couldn't share it with everyone yet, he was over the moon they were finally having a boy... you could tell what the gender would be just from watching the reaction he had.

I cant edit the post for some reason, but that should be 1150 square feet not 1782. I was looking on Zillow and the new owner seem to think that house is worth gold and larger than it is. The basement is about 575 sqft. I had to laugh the new owner has it not for sale but listed value at $180K and added pictures. They didn't do much to the house except paint and take take off a door to a bedroom to expand a entertainment room since we moved. I don't know how loosing a bedroom would make it valued at over $50K more than the other half of the home which is valued at $130K and still has it's 3 bedrooms.

After seeing the house in motion, it presents far better this way than it did on the listing. It is very spacious, and has a shit-tonne of potential.

I love the big windows!

It is their total lot, including the space where the house stands, the sides, the backyard of course, and the front "yard", which is big for a front yard, a kind of mini forest for their own lol, it's nice.

I came here to post the swimming pool. I loved how Katie said they don't have to maintain the pool... (it's okay, Katie, I think you're sweet).
There are lots of things that are being organized at the club, like Eastern brunch, oyster evening, murder mystery dinner, etc etc.
