The only kinds of mortgages that include renovations that I’ve seen are only on certain neighborhoods, mostly historical, because the upkeep is so expensive and you have to maintain authenticity. A dumpy ranch house in the middle of nowhere wouldn’t qualify for one of those mortgages. Also they had to take out an owners lien so doubt they could swing an even higher mortgage with how bad their DTI is already.

Less than what? They paid more than asking price for the additional land. Just because the asking price was 800k a year ago does not mean the appraisal value is that much. Since the seller had to help them I don't think they did get $ for renovations unless that was something they brought up to the seller and why they helped.

At least with the banks where I’m from (Northeast PA), it doesn’t matter the neighborhood. You have to very specifically list out planned renovations and the bank estimates the value of your house after said renos and that’s the $ amount of your mortgage. I didn’t pay attention to the seller helping them thing so idk what that’s all about but I would venture a guess if they needed help they didn’t get a reno mortgage.

Why didn’t this property already have gutters? Yes it’s expensive but now I’m wondering more of what others have said. This was a cheap build and the owners never planned on staying there long. When Aaryn tries to sell in a couple years she can use the gutters and water as a selling point. Just like new gutters! And soft water to go in it!
