So no gutters apparently since they are been installed today - I seriously wonder if they really paid 700k.

That house is missing so much, water softener, shutters, new painted concrete and walls (with all the marks there is no way not to paint) and so one.

How does the deed work in the US? Is if for the amount they paid or the loan they took out. If its the loan, could they use some of if after closing to renovate the place?

No you cannot use mortgage money to do any renovations on the house. In the US different loans have different interest rates so the money can only be used for specific purposes. A personal/credit card interest rate starts around 12-14% and a mortgage/car is around 3-4%. You cannot use mortgage or car loan money on anything else other than that specific item. Otherwise no one would take out personal loans or credit card debt. The amount on the deed is what they paid for their house and it includes nothing else.

You absolutely can get a mortgage that includes reno costs. We looked into this option when we first started house hunting before deciding to build new. It’s not impossible that they did something like this. However, you have to have spectacular credit to be approved for a mortgage like that so if all the speculation about them living on credit is true, idk what the chances are they’d get approved for that. They may just be racking up the credit card debt to do it all.

As long as the bank thinks the home is worth that I thought you definetly could do this. Since they got it for less (plus the additional acreage) I do think they could have done something like this.

The only kinds of mortgages that include renovations that I’ve seen are only on certain neighborhoods, mostly historical, because the upkeep is so expensive and you have to maintain authenticity. A dumpy ranch house in the middle of nowhere wouldn’t qualify for one of those mortgages. Also they had to take out an owners lien so doubt they could swing an even higher mortgage with how bad their DTI is already.

Less than what? They paid more than asking price for the additional land. Just because the asking price was 800k a year ago does not mean the appraisal value is that much. I could try to sell a cardboard box on the sidewalk for a million but it doesn’t mean it’s worth it.

Just to clarify.. asking price a year ago was 800k... owners dropped it to 680k by the time they bought it but they ended up paying 700k at the end. So they paid more than asking price for whatever extra land they added.

The 680 they dropped it to did not include the 3 additional acres at least from listings I saw said additional acreage available to purchase.

Since the seller had to help them I don't think they did get $ for renovations unless that was something they brought up to the seller and why they helped.

At least with the banks where I’m from (Northeast PA), it doesn’t matter the neighborhood. You have to very specifically list out planned renovations and the bank estimates the value of your house after said renos and that’s the $ amount of your mortgage. So dumpy ranch or not, it is possible.

I didn’t pay attention to the seller helping them thing so idk what that’s all about but I would venture a guess if they needed help they didn’t get a reno mortgage.

Why didn’t this property already have gutters? Yes it’s expensive but now I’m wondering more of what others have said. This was a cheap build and the owners never planned on staying there long. When Aaryn tries to sell in a couple years she can use the gutters and water as a selling point. Just like new gutters! And soft water to go in it!
